- Project Definition
- is the first step in the design-building process. This is where we align on objectives, budget and schedule. The project will be streamlined by agreeing on the scope, budget and schedule early. During project definition L&L will review the design criteria to determine any specific requirements such as the ability to expand plumbing system in the future, specific equipment requirements, site inverts, etc. We can provide high level sketches and system sizes for review during this stage to assist with design development.

- is where the bulk of design and engineering work is completed. Using the conceptual design from project definition as a starting point, detailed design is an iterative process involving other trades, general contractor and the owner. Systems will be sized and modeled in BIM, materials and equipment will be selected and submitted for approval.

- Pre-Construction
- A successful construction phase requires good planning. To meet the project deliverables we will first secure permits, order materials, create our construction schedule, and develop a staffing plan. This tasks will be completed prior to mobilization so that construction begins and ends smoothly.

- Construction
- We begin each construction phase by first attending to safety. All plumbers on the project will attend any safety trainings required by the General Contractor in addition to our own safety kick-off meetings. Then we will mobilize the materials and equipment necessary to complete the project. Throughout the project we will install systems according to the project schedule and adjust as necessary. To ensure that the installation meets our quality standards there will be periodic inspections to confirm workmanship and adherence to the design drawings.

- As systems become complete we will conduct leak tests, pressure tests and functional performance. We will call in inspections with the inspectors. Additionally, documentation of all testing will be provided to give assurances that the system is completed and ready to be signed off.

- Project Completion
- This phase is critical to confirm that the installation meets the client’s satisfaction. We will conduct a preliminary walk-through with the general contractor to verify completeness and address any punchlist items. Following the completion of any punchlist items will be provide handover documentation such as warranties and maintenance guides. Then demobilize from site by removing any excess materials, equipment and dispose of trash.
